Mosquito Nets for Apartments in Dubai: What Works in a Rented Tower

Fitting a mosquito net in a Dubai apartment is a different job from fitting one in a villa, and most of the advice online is written for villas. You are usually dealing with a rented unit, a slim aluminium or uPVC frame you are not allowed to drill, a building with facade rules, and — above the tenth floor — wind that will destroy a cheap net in one season.

This is what actually works in a tower, what your tenancy lets you do, and what it costs.

Why an apartment is not a villa

Four things change the moment you move from a villa to a tower:

Most apartment openings are standard sizes, which keeps mosquito net installation in Dubai quick and affordable.

  • You usually cannot drill. Villa owners drill the reveal without a second thought. In a rented apartment that is a deposit conversation, and on a thermally broken frame it can void the window warranty.
  • The frames are slimmer. Apartment glazing tends to have narrow sightlines and very little flat surface to fix to, so the fixing method matters more than the mesh.
  • The building has an opinion. Many towers control what is visible from outside, which rules out anything white or reflective on the facade.
  • Wind. At the fortieth floor, pressure on an open balcony door is nothing like ground level. A net that is fine in a Jumeirah villa will pull off its fixings in a Marina tower.

Can you fit one in a rented apartment?

Almost always, yes — provided the fitting is reversible. UAE tenancy contracts are registered with the authority in each emirate, and the UAE Government guidance on leasing a property is the reference point for what the agreement covers. The practical rule landlords apply is simple: if it leaves no holes and comes off cleanly at the end of the tenancy, it is not an alteration.

That is why the fixing method, not the product, is the thing to get right.

Four fixings that do not damage the frame

Fixing How it holds Best for Watch out for
Tension fit Frame is cut a few millimetres oversize and springs into the reveal Openings with a square, unbroken reveal Needs an accurate measure; a 3 mm error and it will not hold
Clip-in channel A slim channel grips the existing glazing bead Aluminium apartment windows Not every bead profile accepts it — needs checking on site
Magnetic strip Steel tape on the frame, magnet on the panel Low-floor units and inward-opening windows Loses grip in strong cross draught; poor choice at height
Surface track Slim track bonded to the frame face Balcony sliders where nothing else fits Ask the landlord first — removal needs adhesive cleaner

On a typical Dubai apartment the mosquito net answer is tension fit for windows and a surface track for the balcony slider. We confirm which one works at the free measurement visit rather than guessing from a photograph.

Which type suits which apartment opening

Apartments have four openings that matter, and they do not all take the same screen:

  • Balcony slider. The one you actually use. A sliding fly net door runs on its own track beside the glass so you can leave the door open all evening.
  • Bedroom window. Usually a tilt-and-turn or a side hung casement. A pleated panel folds away to almost nothing when you are not using it.
  • Kitchen window. Small, awkward, often above a sink. This is where a fixed panel beats anything with moving parts, because you will never have both hands free.
  • Full-height living room glazing. If the panel is wider than about 1.6 m you are into extra wide screen territory, which uses a heavier profile and a centre support.

Wind is the reason cheap nets fail above the tenth floor

Wind pressure rises with height and with the size of the opening. Open a balcony door forty floors up and the pressure across that opening is several times what the same door sees at street level. Three things follow: A canopy over the bed is the other option people consider — we compare a bed net against screening the opening if you are weighing both.

  • Magnetic and adhesive fixings let go first. They are fine at low level and a false economy high up.
  • A pleated panel with a bottom track holds far better than a free-hanging curtain, because the load goes into the track rather than the fixing.
  • Mesh tension matters more than mesh grade. A slack panel flaps, and flapping is what pulls a screen out of its spline.

If you are above roughly the tenth floor, ask for a track-guided panel and skip anything held on by magnets alone. It is the single most useful decision on this page.

What it costs in an apartment

Apartment work is usually cheaper than villa work because the openings are smaller and there are fewer of them. A mosquito net for an apartment window starts at AED 450 and a balcony slider at AED 800, measured, made and fitted, with a one year warranty on the frame, the mesh and every fitting. The full fly screen price list breaks it down by type.

A one-bedroom apartment with two windows and a balcony door is typically a single visit. Nothing is ordered until you have a written price, and the measurement visit itself is free anywhere in Dubai.

Getting it past the building

Most towers care about one thing: what the facade looks like from outside. Two habits keep management happy:

  • Match the frame colour to the existing window, not to your interior. A charcoal screen on a charcoal frame disappears from the street.
  • Keep the mesh dark. Grey and charcoal mesh reads as shadow from outside and barely registers. White mesh is the one that gets noticed.

Frame and mesh colour are free with every order, so there is no cost to getting this right. If your building asks for anything in writing before work starts, tell us and we will provide it.

Does a screen actually make a difference in a tower?

Yes, and the reason is not that mosquitoes climb. They ride the lift, they come up through service risers, and they get carried on rising air at the facade. Once inside they stay. The World Health Organization lists window screening alongside nets as a basic household measure for reducing contact with biting mosquitoes, and that logic does not stop at a particular floor.

In practice the bigger win in an apartment is behavioural: a screened balcony door is a door you leave open. Most Dubai residents keep everything shut from May to October because of insects as much as heat. A screen buys back the cooler evenings in spring and autumn.

Questions apartment residents ask

Will I get my deposit back with a screen fitted?

With a reversible fixing, yes. Tension-fit and clip-in panels leave nothing behind. If a surface track is the only option we tell you before fitting, so you can clear it with the landlord first.

Can I take it with me when I move?

The panels are cut to your openings, so they only fit the same size. Tension-fit panels can be lifted out in seconds and re-used if the next apartment has similar dimensions, but do not count on it.

Will an apartment mosquito net block the view from a high floor?

Dark mesh reads as a faint haze at distance and disappears once you focus past it. The photographs on this page were taken through fitted mesh, not beside it.

Does it stop dust as well?

Standard mesh catches the coarse grit but not fine dust. A finer pollen-grade mesh helps more, at some cost to airflow. It is worth asking about if you are on a high floor facing open desert.

How long does the fitting take?

A typical one-bedroom is under two hours on site. Manufacturing takes four to seven days from the measurement visit, and we cover every community in Dubai.
